WINTER PACKAGE TERMS

The offer. Stay 5 consecutive months between September 1, 2026 and April 30, 2027 and pay for 4. The latest possible start date is December 1, 2026.

What it costs. Site fees are $500 per month. Five months at the standard rate is $2,500. With this offer you pay $2,000.

Holding your site.

• $500 site deposit and a $200 electric deposit are due at booking. That is $700 total.

• The remaining $1,500 is due 30 days before your arrival date.

• Your site is confirmed once your application is approved and the deposit is received.

• The offer requires the balance to be paid in advance of arrival.

What the $2,000 covers. Site fees only. That includes water, sewer, trash, the bathhouse, laundry room access, dog park, playground, river access, gated entry, and every community event we host while you are here.

What is billed separately.

• Electricity. Every site is individually metered and billed monthly based on your actual usage.

• Wi-Fi, $35 per month, optional.

• Laundry machines, camp store purchases, propane, kayak rentals, extra vehicles, and extra occupants.

How electric works. Every site is individually metered. You are billed monthly and you pay monthly as you go. Your $200 electric deposit is applied to your final month's electric bill at check-out, and anything left over is refunded to you.

Before you arrive. All long-term guests complete an application and go through a screening process. Your reservation is confirmed once the application is approved.

Pets. We are pet friendly and there is no pet fee. Pets must be leashed any time they are outside your RV and may not be left outside unattended. Full pet rules are in the guest agreement.

If you need to leave early. Life happens. You choose one of two options.

• Campground credit. Your entire unused balance is held as campground credit, good for 18 months, and transferable to your immediate family (screening required). No penalty of any kind.

• Refund. The free month no longer applies. The months you stayed are charged at the standard $500 monthly rate, one month of site fees is non-refundable, and we ask for 30 days written notice. Without 30 days notice, one additional month is charged. Anything remaining is refunded to your original payment method within 30 days of check-out, after your final electric and Wi-Fi charges are settled.

• Emergencies. A documented medical emergency, a death in your immediate family, or a total-loss event involving your RV waives the 30 day notice charge. Talk to us.

The rest.

• New long-term reservations only. One offer per site. Not transferable and no cash value.

• Cannot be combined with any other discount or offer.

• All 5 months must be consecutive and must fall between September 1, 2026 and April 30, 2027.

• If the balance is not paid by the due date, the reservation is released. Deposits paid more than 30 days before the arrival date convert to campground credit. Inside 30 days, deposits are forfeited.

• Sites are assigned by the park based on availability and rig size. We may relocate a guest when operationally necessary.

• A signed guest agreement is required, along with an approved application, and an RV in safe and presentable condition.

• All park rules apply, including speed limit, quiet hours, pet policy, and visitor policy.

• We may end this offer at any time. Reservations already confirmed and paid will be honored.
